One King William Street

One King William Street, has been restored to it previous glory and turned in to craft premium office space nestled in the heart of the Bank Conservation Area.  The adaptive reuse of the building was designed by architect AHMM, each component thoughtfully restored and improved to ensure that the original character of the building is not lost, whilst at the same time it has bought it up to modern standards of efficiency to provide a sustainable building for the foreseeable future.

Propak Architectural Glazing, were appointed as specialist subcontractor by FK Group to design, manufacture and install a collection of 107 thermally broken steel, slimline steel windows that were specified to meet the planning requirements and thermal efficiency for this listed building.

The logistically challenging site sat opposite the entrance of the Bank tube station, renowned with busy footfall on a tight historic street.  Propak are well versed in these challenges with our project managers meticulously planning and scheduling “just in time” deliveries to meet site needs. Our fleet of FOR registered vehicles make deliveries in to London every day, we are very fortunate to be located just 30 miles from London. This means skilled installers reach site easily, deliveries can be planned to meet the needs of site and it enables us to be flexible in our approach to delivering these prestigious projects.

AHMM, specified the Arte 2.0 product as it has been specifically developed to meet the sightlines of the now out date non-thermally broken W20 steel window system.  Being able to match the thin sight lines with new thermally efficient windows satisfies both planning, conservation and building regulations requirements.  The original windows were removed and the new windows provide low u-value of just 1.3W/(m²K) to bring the building up to modern standards of thermal efficiency.

To provide longevity to the bronze powder coated windows Propak used a three-coat system with the first process a zinc electro-plated coating, to provide a 25-year coating guarantee which was also independently verified and certified by our metallurgist.

In addition to the Janisol Arte windows and 2 circular porthole windows were also manufactured for the project.  The steel profiles were rolled in Switzerland to exact diameters and the standout as feature of the façade.

The windows match perfectly to the original the restoration of the listed neoclassical corner building by breathing new life into its original features;

The bronze-toned metals, tastefully complements the existing Portland Stone. The rooftop terrace is accessed by Jansiol steel thermally broken doors, the glazed doors help to maximizes panoramic views towards the Bank of England, providing access an optimal outdoor amenity space.

Each level of the office core is protected by Jansiol 2 EI30 fire rated doors and screens.  The unique system means that Propak products can be manufactured from the same suite of Jansen profile so they seamlessly match throughout the building.  From fire rated glazing systems, thermally broken steel windows, specialist circular windows and high performing external thermally broken doors, Propak provided the complete solution for this high-quality restoration project.

It is worth noting that 1 King William Street was honoured with the Refurb of the Year award at the inaugural AJ Architecture Awards. This project exemplifies the extension and integration of a 1990s office block and a 1920s Grade II listed building in the Bank Conservation Area, resulting in a new unified high-specification office space. The judges commended our work, noting that ‘the lobby is full of delight, and the exteriors reward study as an exemplar for new City offices’.
